The fee may be paid by the seller, paid by the buyer, or allocated between buyer and seller as agreed by the parties and documented appropriately. For example, when applicable and agreed upon, the parties could divide the $2,500 minimum between buyer and seller.

Are Closing Costs Included?
No. The Mendez Homes & Investments brokerage/service fee is separate from the normal closing costs associated with purchasing and selling real estate. Depending upon the transaction, separate costs may include:
- Pennsylvania and Philadelphia realty transfer taxes
- Title insurance
- Title company and settlement charges
- Recording fees
- Mortgage and lender expenses
- Property inspections
- Municipal certifications or searches
- Tax adjustments
- Mortgage, lien, or other required payoffs
- Other applicable settlement expenses
Buyer and seller remain responsible for the closing costs allocated to them under their Agreement of Sale and applicable requirements.
